Modular Homes

A modular home is a type of dwelling constructed off-site in a factory, where complete sections are built. These  modules are then transported to the build site and assembled on a permanent foundation.

Despite being prefabricated, modular homes must meet the same building codes and standards as traditional stick-built homes. Upon arrival, on-site contractors will fit them together.

Site-Built homes are typically easier to finance and insure, as they are viewed as permanent structures by most lenders and insurance companies.

Foundation

When getting quotes from builders on modular homes, be sure to check if foundation is included. Here at VBH, we include a 32in crawlspace foundation. 

Location

A site-built home can be constructed on nearly any type of land, including irregular or remote locations. We have the flexibility to deal with various terrain or weather conditions.

Local Governments & Home-Owners Associations

Site-Built Homes have minimal requirements since there is positive public perception, and will increase in value.


Modular Homes

Modular Homes are prefabricated in sections at a facility, then transported and joined together on site. This can result in structural weakness over time.

Although modular homes can be customized, they are typically based on pre-designed floor plans and structures, which can limit design options compared to site-built homes.

Financing & Insurance

Some lenders and insurers may treat them differently, which could impact financing or insurance rates.

Foundation

A foundation is one of the most expensive parts of a home and many modular manufacturers do not include this cost.

Location

Modular homes require a more level and accessible plot of land for delivery and installation. The transportation of the modular sections can be challenging if the land is difficult to access or has steep inclines.

Be sure to check your local government & neighborhood association for modular home restrictions. Even if they are allowed, there may be size or transportation restrictions.
