Your journey begins with a dedicated Pinefeld Homes, New Home Consultant who will guide you in selecting the perfect floor plan to match your lifestyle, preferences, and budget. Once you’ve chosen your plan and placed a deposit, we’ll schedule a lot walk to carefully evaluate your land and prepare an estimate of development costs. With this information, you’ll know the complete picture—your home price, land, and land development costs. At this stage, you’ll be ready to sign your Purchase Agreement, locking in key details such as cost and selections, and officially begin your exciting new home journey.

Within two business days of signing your Purchase Agreement, we’ll schedule an On-Site Meeting at your property. A Pinefield Homes representative will walk the land with you, providing expert guidance on the ideal placement of your home to maximize curb appeal, functionality, and value.

At this meeting, we’ll also review your estimated land development costs through our Allowance Management Program (AMP). While these costs are your responsibility, Pinefield Homes manages the entire process for you—coordinating and scheduling the work without charging the management fees that many other builders do. This makes your experience simpler, more transparent, and more affordable.

Your participation in this step is essential to ensure your home is perfectly planned and your investment clearly defined.

Land Specialist Meeting

Don’t have land yet? No worries! Our Land Specialist typically finds land within FIVE business days of your signed Purchase Agreement.

One of the most exciting parts of building your new home is choosing the features and finishes that make it uniquely yours. After signing your Purchase Agreement, you’ll work with our team to personalize every detail—from floorplan options to finishes and architectural enhancements—so your home reflects your style, needs, and vision. At Pinefield Homes, we offer a wide selection of high-quality products and design choices, giving you the flexibility to create a home that’s both beautiful and truly your own.

Within 30 days of signing your Purchase Agreement, you’ll meet with your New Home Consultant to review your personalized architectural concept plan set—designed exclusively for your chosen floor plan, structural options, and land-specific requirements. This tailored plan reflects both your lifestyle preferences and the unique characteristics of your property.

This meeting is your final opportunity to make non-structural adjustments to your home plan and selections without incurring administrative fees.

Once complete, Pinefield Homes will move forward with confidence—finalizing construction plans, securing permits, ordering materials, and scheduling the expert trade partners who will bring your custom home to life.

You’re just days away from breaking ground! In this important review meeting, you and your Division President will walk through the entire building process, reviewing your finalized plans, options, and selections. You’ll also be introduced to the Field Manager who will oversee the day-to-day construction of your new Pinefield home.

After this meeting, your Project Manager will become your main point of contact, keeping you informed throughout the build. Because they manage multiple projects and may have limited access to job sites, please allow up to two business days for a response to any questions or updates.

Construction typically begins within 10–15 business days of your Pre-Construction Meeting. Please note, however, that weather conditions or permitting requirements may occasionally affect the exact start date.

Your dedicated Field Manager will build your home according to plan, staying on budget and finishing on time. When we give you a move-in date, mark your calendar because that’s when you’ll be able to move into your new home! We promise a 100% move-in guarantee.

Phase 1: Initial Land Preparation

Your excavation contractor starts by addressing all site-specific requirements to ensure your land is thoroughly prepared.

Phase 2: Footings

After determining your home’s precise location, your excavator will dig trenches and pour concrete footings according to local codes, setting a solid foundation for your new home.

Phase 3: Foundation

With the footings in place, we construct the foundation, making adjustments as needed based on the land’s characteristics.

Phase 4: Framing

Framing brings your vision to life! You’ll see the floor system, interior and exterior walls, and roof start to take shape, giving you a preview of your future home.

Phase 5: Rough-In

We install electrical, plumbing, and mechanical systems, along with siding, insulation, exterior doors, and windows.

Phase 6: Drywall

Drywall is hung, secured, and finished. We also complete any stonework and gutter details during this phase.

Phase 7: Trim, Interior Doors & Cabinets

This phase includes the installation of trim, interior doors, and cabinets, as well as templating the countertops.

Phase 8: Painting

Paint is applied to all interior and exterior walls, adding vibrancy and character to your home.

Phase 9: Flooring

We install your selected floor coverings, providing the final touch to your home’s interior.

Phase 10: Cleaning & Wrapping Up

Your Project Manager will carefully inspect each room, addressing any minor details to ensure everything is perfect.

In this final phase, your Project Manager will walk you through your new home, identifying any last tasks that need to be completed before your move-in. After you provide your written acceptance, we’ll arrange the Key Exchange so you can begin enjoying your new home!
